Generally speaking, if you want to break a lease without a financial penalty then offer the landlord a qualified replacement tenant; perhaps someone you know or just put an ad on Craigslist. And if your prospective replacement tenant is willing to pay a higher rent, that will almost guarantee that the landlord will be happy to let you out of your lease without penalty. Good luck.
